    Missed payment

    What happens

    You miss your first mortgage payment. Late fees start to accrue. The servicer is not yet allowed to file foreclosure paperwork, but the clock has started.

    Notice of default (NOD)

    Day 90–120

    What happens

    After roughly 90 days behind, the servicer can record a Notice of Default. This is a public filing — and the start of investor solicitations hitting your mailbox.

    Notice of sale

    Day 120–180+

    What happens

    If the default isn't cured, the lender records a Notice of Sale and sets an auction date. Exact timing depends on whether your state is judicial or non-judicial.
